Hallo.
Historically since we bought the property in 2016 (Leaseholders 50/50 share at # TRINITY ROAD, myself, and my Civil Partner, . Shared Freeholders at # 1/2 share , 1/4 share N, 1/4 share Leaseholder at # TRINITY ROAD, Ltd.). We have consistently had APPALING / STRONG / OVERWHEMLING SEWARGE SMELLS coming from the area around the pavement and curb side. Our property drains are clear... These where checked and cleared and inspected in March 2025, from the manhole inspection cover within my garden at the rear of the property i.e. #. This drain follows through to the front garden of #58 and out and onto the main sewer located on Bounds Green Road. Adjacent to the 'surface water - road drainage / inspection, double storm drain'. Both located just outside of properties #, # and # TRINTY ROAD, N22 8XU. As usual the drains periodically and regularly can be smelt when I leave the house and return by foot or when I enter or depart buses at 'Bus Stops - Nightingale Road', on both sides of the road, both North and South directions. Anyways! At the moment i.e. yesterday, Wednesday 22.10.2025 'The SMELL' was 'INTOXICATING' from my 'FRONT DOOR - #' and so I went and investigated. From my 'FRONT GATE of #' I was further 'OVERWHEMLED with the SMELL'. I then went to the curb side and I could see no actual flooding (which can be a very usual occurrence) and I could also see that the 'Road Storm Drain' was clear, which again was unusual, especially considering the 'Extensive TORRENTIAL RAIN' that has been 'ONGING' since at least Saturday, 18.10.2025 and todays date is Thursday 23.10.2025, so 6 days so far... In addition to this IMMEDIATE ISSUE of 'FOWL SEWAGE SMELLS', there has been a long and ongoing issue with our BOUNDARY BRICK FRONT GARDEN WALL and its Vey RECENT COLLASPE i.e. Monday, 21.10.2025. Found by me on my return from my GP Surgery (B.G.G.P.) and documented via a video on my mobile phone. So my CONCLUSION is that ALL THE ISSUES - SURROUNDING 'SEWAGE SMELLS / GROUND MOVEMENT / BLOCKED STREET SEWAGE DRAINS / BADILY LEAVELLED STREET TARMAC (which does clearly EVIDENCE that STREET SURFACE WATER is CHANNELLED INTO and AROUND #58's 'FRONT GATE AND FRONT AND BACK of THE BOUNDARY BRICK WALL' etc. I am REQUESTING THAT a SENIOR REPRESENTITIVE of The Drainage and Sewer Department - L.B.Haringey contact me asap. To inspect, discus and co-operatively decide 'The Next Steps', i.e. agree a 'Plan of Action' etc. as well as establishing 'ALL Liabilities' in this Matter'. I am available and willing and I am offering to 'Assist' and to 'Give Access' for 'ALL WORKS' and to 'All Council Representatives', as well as 'Participate Fully in this probably lengthy PROCESS'. In addition to the above mentioned issues, I forgot to add, that I have had on 26.09.2025 water rising up through my toilet and bathroom sink late in the night and early morning, which caused considerable flooding and sewage damage to my bathroom and hallway, i.e. #. And also left tenants with out a flushing toilet for three weeks. These issues are 'Related to Historic DIS-REPARE and Failure as a LANDLORD to ADDRESS / REPAIR / RESPOND to her Tenants and also FAILURE to respond to me, her Shared Freeholder and Neighbouring Leaseholder and During and After NUMEROUS Incidents of Flooding, Rat and Mouse INFESTATIONS, FAILOUR to INSPECT her RENTAL PROPERTY Periodically, which is her duty as a Multi Owning Property Ltd Company. In addition Building Control Surveyor - from Haringey Building Control has refused to Sign Off said 'Building Control for recent Plumbing Works' for March / April / May 2025, for # and due to 'STRUCTURAL ISSUES' arising from her 'Plumber' i.e '. Address: Acacia Road, Tel Number: . Gas Safe Reg No. :, knocking out my back window lintel (without my consent and deliberately giving me a misleading explanation of intended work to be carried out i.e. a few replacements, tidy up the plastic drainage from the old kitchen, now utility and also the original bathroom external plumbing... and to then insert after I gave them access to my rear garden and left the property for the day as I had an appointment at 'The Autism Hub - Haringey' (I'm a service user, regularly and consistently accessing services and support). ' inserted the incorrect pipework (white PVC Internal grade and when it should DEFINATELY NOT have come through my WINDOW LINTEL and also SHOULD HAVE BEEN, UV Resistant and also of the proper grade and size to disperse said waste water from the newly installed and relocated kitchen to #. NO ADHERENCE OR DUE DILIGENCE to regulations / notifications of intended works were provided by . despite my various and numerous requests for clarity etc, so that I could work around the noise, dust, inconvenience etc and relocate to my daughters home in Crouch End, Haringey etc. was received in any way shape or form by # i.e. My initial back ground is in 'HORTICULTURE and Hard Landscaping - Phase 1 & 2 City n Guilds (2 years) via Capel Manor Horticultural College, Enfield, 1988-1990. I am also a 'Professional Housing Worker', 2002-2008 i.e. BTEC NCH (National Certificate in Housing Studies - Hackney Community College 1996-1997 (1 YEAR) & BTEC HNC (Higher National Certificate in Housing Studies - Hackney Community College 1998-2000). In addition to this, I also was Vice Chair and Chair to 'Summit Estate - Tenants' and Freeholders' Estate Committee', 1994-1999. Where I worked closely with L.B.Hackney Neighbourhood Office / Stamford Hill and Secitariat Office based at Hackney Town Hall, Mare Street, Hackney, LONDON, E8 1EA.
